The brief
As with all successful and growing businesses, the issue of space is paramount and Creative Solutions had reached a point where a move into larger premises was a necessity. The company’s requirements were simple – a building big enough to house the production facility plus room for sales, design and administrative offices. The provision of loading facilities and car parking would be an added bonus.
A further dynamic was the need to find somewhere with flexibility for expansion as the business and range of products grew and diversified to meet the demands of the market.
The solution
At the time Creative Solutions was looking to relocate, a local tool supplier was vacating a two-storey building on the Millwey Rise Industrial Estate in Axminster. The property division of Axminster Tools Ltd, later to become independent as Axminster Property Ltd, negotiated with Creative Solutions to facilitate its move into the premises. These premises not only met all the company’s requirements at the time but also offered the opportunity to expand in the future.
The verdict
Axminster Property continued to work with Creative Solutions to support its long term goals whilst at the same time ensuring the best return on investment for the pension fund owners of the property. The aim for the investors was to secure a tenant with a sustainable business that was capable of committing to a long lease and that would see future growth. Creative Solutions was such a tenant and it was not long before an extension was built onto the property, future proofing not only Creative Solutions but also Axminster Property’s investor clients.
